  • Position Summary

    The Capital Campaign Construction Project Manager is responsible for the successful management and execution of all construction projects arising from and related to 92Y’s Capital Campaign. This includes oversight of contractors’ performance and work methods; ensuring continual adherence to all applicable laws, statutes, codes and regulations. The Construction Project Manager will be accountable for the delivery of all projects, on-time and within budget, to the required delivery standards while minimizing disruption to 92Y’s programming schedule and at all times ensuring a safe environment is maintained for 92Y’s employees, patrons and residents.

    Essential Functions


    • Work with Architect to draft, present and gain approval of 92Y’s overarching General Conditions ordinance, including review by 92Y’s Chief Legal Officer; responsible for ensuring that ordinance is incorporated in all construction projects.
    • Responsible for the provision of independent project cost estimates based upon current construction expenditure to be submitted at the completion of the following phases:
      • Schematic
      • Design Development
      • Construction Documents/Pre-bid
    • Assist in the development of construction-phasing schedule to be included in contract documents.
    • Review construction documents including, where financially feasible, the use of value engineering methodology, to put forward recommendations prior to establishing bid date.
    • Responsible for the collation and presentation of project bid documents by sub-divisions of prime contract category.

    Construction Phase and Closeout


    • Accountable for startup assistance and continuous on site day-to-day inspection and supervision of all work in process, including evening, holiday and weekend work.
    • Responsible for preparation and maintenance of both the master project schedule and a daily log of construction / project activities.
    • Accountable for the coordination of all contractors’ activities and ensuring the continual adherence to all Laws, Statutes, Codes and Regulations during construction, including maintaining required exit pathways, as well as constant review of contractor safety procedures.
    • Direct, monitor, review and approve all construction schedules, ensuring the coordination of building occupancies and construction phasing to comply with the needs of 92Y. With responsibility for validation of any time and material work and initiation of corrective actions with contractors to remain on schedule.
    • Review contractor change order requests and proposals and make recommendations to 92Y and notify Architect of any deviation from contract/s.
    • Responsible for preparation and presentation of progress reports to 92Y. Act as liaison between contractors, 92Y (and designated representatives) and Architect.
    • Direct weekly contractor site job meetings, including the preparation of meeting minutes and distribution to all parties.
    • Manage quality of work inspections including all required site and material testing and verify compliance with plans and specifications. Identify poor quality and non-conforming work for correction by contractors.
    • Responsible for the creation, maintenance and accuracy of all construction project documentation including project drawings, plans, photographs, progress reports and other statutory required records; with a completed file to be presented to 92Y on conclusion of the project.
    • Work with security to prevent, to the extent feasible, unauthorized visitors from entering the site.
    • Responsible for execution of punch list inspections and verification of completion of all listed items; ensuring final acceptance and sign off is achieved indicating compliance with the construction documents.

    Education, Skills and Experience

    • This position requires a bachelor’s degree in engineering, architecture or construction management.
    • 10+ years of experience in leading and managing large scale construction projects.
    • Knowledge of theory, principles and application of construction and engineering practices along with an understanding of design-build project delivery methodology
    • Proven success in delivery of complex construction projects, on time, within budget while ensuring safe working practices and environments.
    • Thorough understanding and in-depth working knowledge of the laws, ordinances and other regulations applicable to building codes for the state of New York, fire codes and ADA regulations, and industry standards.
    • Demonstrated ability to successfully interact with internal executive leadership as well as wide range of internal/external constituents within a complex environment is required.
    • Proven ability to manage numerous projects simultaneously

    Hours: 20 hours / week
