  • Position Summary

    The Director and Chief Engineer, Building Systems is responsible for maintaining, correcting deficiencies, and/or making repairs to 92Y’s buildings. The Director oversees and coordinates the safe and efficient operation and maintenance of all necessary building systems servicing the buildings. The Director is responsible for the scheduling, supervision and management of all Building System mechanics, including ensuring that mechanics are performing in accordance with their job description and expectations. The Director is expected to be available by cell phone 24 hours per day, 7 days a week in the event of an emergency.

    Essential Functions

    • Oversee all facets of the daily operation of the building, ensuring compliance with 92Y policies and regulations as required by code and regulatory enforcement agencies.
    • Supervise and direct the activities of all mechanics and maintenance personnel, including hiring and performance managing employees as required.
    • Prepare report on staff activities including maintaining a record of work order completion and maintaining the Workspeed work order task log.
    • Monitor and maintain optimum performance of all building systems to include mechanical, electrical, fire life safety, HVAC, plumbing and pool.
    • Create, update and complete all work orders.
    • Plan and implement with approval, modifications of, and improvements to 92Y’s building systems.
    • Modify and optimize building control software as necessary.
    • Supervise all maintenance vendors when on site to ensure work is being performed to exceptional standards which includes recommendations for vendor hiring / termination.
    • Assist in the annual budget planning process and regularly monitor expenditures.
    • Adhere to the preventative maintenance program.
    • Obtain all permits or cause the inspection of all system and equipment as required by code.
    • Oversee the operation and maintenance of BMS, all boilers, chillers, pumps and valves.
    • Oversee the operation and maintenance of water treatment and circulation system for in-door pool.
    • Oversee the operation and maintenance of all types of electrical motors and engines used to power pumps, compressors and fans.
    • Oversee the operation, maintenance and repair of a sanitary sewer system, including sump pumps, basins, water closets, urinals and piping.
    • Maintain electrical power distribution and auxiliaries for the building's lighting, mechanical, plumbing and control components including lighting maintenance.
    • Maintain proper operation of HVAC systems during seasonal changes and recalibrate controls based upon seasonal condition to assure energy efficient operation.
    • Supervise any in-unit maintenance services provided by 92Y.
    • Oversee development and implementation of preventative maintenance program, including implementation of Project Maintenance Manual (if any) and documentation of all maintenance activities.
    • Oversee development and implementation of Annual Maintenance Calendar.
    • Timely report project inspection results.
    • Maintain the inventory of tools and supply.
    • Implement and maintains monthly preventative maintenance program tracking all scheduled maintenance for the building. Maintain records of all common area equipment.
    • Maintain preparedness for emergency response to flood, fire, power outage and other disaster and maintain certification as Alternate Fire Safety Director.
    • Respond to project emergencies.
    • Undertake any additional related tasks assigned by the Director, Building Operations & Engineering.

    Education, Skills and Experience

    • An Associate's degree or equivalent experience in Engineering and/or Mechanical Engineering is preferred or two-year college or technical school or equivalent combination of education and experience.
    • On-Site Engineer experience of at least ten (10) plus years in large commercial and/or mix-use building.
    • Ten (10) plus years of supervisory experience.
    • Ability to read and interpret construction documents.
    • Basic knowledge of MS Office Suite.
